VantageScore 4.0 Opens Up Competition in Mortgage Credit

VantageScore 4.0 Is Now Open to All Lenders. Here’s Why It Matters.

Credit score and credit report

For the first time in a long time, we’re starting to see real competition in mortgage credit scoring. And the bigger story goes well beyond a few points on a borrower’s score.

If you saw the VantageScore news last week, the story just changed again.

Fannie Mae has now announced that lenders may begin originating and delivering eligible loans using VantageScore 4.0 immediately. The initial rollout involved a limited number of lenders.

That restriction is now gone.

This is about more than a few points

The easy headline is whether one scoring model gives a borrower a few more points than another. I think the bigger story is competition.

Those of us originating loans have watched the cost of credit reports explode over the last several years, while having very little ability to do anything about it.

Now lenders have another option.

If VantageScore gains real adoption, FICO is no longer operating in the same environment it has been in for years. And that could matter to all of us, not just from a qualification standpoint, but from a cost standpoint.

Competition should put pressure on pricing

More competition should put pressure on pricing. And FHFA is already discussing additional changes that could reduce costs even further, including the possibility of bi-merge credit reporting.

Implementation is the next piece

Of course, none of this happens overnight. Before this shows up in day-to-day originations, it still has to be put into practice by:

  • Credit vendors
  • LOS platforms
  • AUS integrations
  • Individual lenders

But the direction is pretty clear:

Mortgage credit is changing, and fast.

What I’m watching

Personally, I’m very interested to see what this does to credit report pricing over the next 6 to 12 months.
